Granby sits south of Amherst in Hampshire County, a quiet town that functions largely as a bedroom community for Chicopee and Holyoke. The housing stock runs from older farmhouses on rural roads to ranches and colonials from the 1970s and 1980s to newer subdivisions closer to the town line with South Hadley. The Aldrich Lake reservoir and the Route 202 corridor anchor the geography.
Nearly all Granby residential properties run on private well and septic. That affects the equipment conversation on every job. A water heater choice, a pressure tank size, a filtration system selection all look different on a well system than on municipal water. We ask about it upfront so we show up with the right answers.
For residential plumbing, we handle water heater replacement, pipe repair, fixture installation, gas line work, sump and ejector pumps, water filtration, and code corrections. For HVAC, we install and service split systems, heat pumps, and central A/C. Heating service covers boilers, furnaces, and baseboard systems throughout the home.
Mon-Fri 7am-3pm. 24/7 emergency for existing customers.
Four services that come up repeatedly in a well-and-septic town with Granby’s mix of older farmhouses and aging subdivision homes.
Tank water heaters last 10 to 12 years on average, less on well water with high mineral content. Many Granby homes built in the 1970s and 1980s are well into replacement territory. We install tank and tankless units from A.O. Smith, Bradford White, Rheem, Navien, and State. On a well system, we ask about your water quality before recommending equipment, because hard or iron-heavy water affects which unit and which anode configuration makes sense.
Gas or electric, first install or a straight swap, we handle the permit, the installation, and the connection to your existing supply lines.
Granby summers are humid and warm. Homes in the newer subdivisions south of Route 202 often have forced-air heating but no central cooling. We install split systems and heat pumps matched to the home’s footprint and heating load. A heat pump handles both heating and cooling efficiently, which suits Granby homeowners looking to reduce oil or propane use without installing two separate systems.
We do a load calculation before recommending equipment. Ductwork, if needed, is handled through our specialty partner network.
Older Granby farmhouses may still carry galvanized steel supply lines that corrode from the inside, restricting water pressure before they eventually fail. Homes from the 1970s and 1980s often have copper that is reaching the end of its service life, showing pinhole leaks in fittings or along runs near the foundation. We locate the source, explain the repair options clearly, and do the work to last.
We work in copper, PEX, and CPVC. When the scope of aging pipe in a home makes individual repairs less economical than a full repipe, we will say so upfront and let you decide.
Hampshire County heating season arrives quickly. If your boiler or furnace has not been serviced in a couple of years, a pre-season tune-up is the right call before temperatures drop. We service and replace boilers from Crown, NTI, HTP, and Lochinvar. Boiler-fed domestic hot water systems and mixing valves are also in our scope, which matters in Granby farmhouses with combination boiler and DHW setups.
For homes on propane or oil considering a switch to a heat pump heating system, we handle the equipment and connection side of that conversion. Call us to talk through the specifics for your home.
The Five Colleges make Amherst one of Hampshire County’s most active rental markets. Multi-unit buildings, two-family homes converted for student occupancy, and faculty housing all need licensed plumbing and HVAC contractors who work in occupied buildings without creating tenant incidents. That is a core part of what we do.
Small office buildings, mixed-use, and light commercial. Tenant fit-outs, plumbing repairs, and HVAC service for properties in Granby and the surrounding Hampshire County area.
Plumbing and HVAC for public facilities. Prevailing wage compliance, certified payrolls, and public bidding processes are familiar territory. MA Master Plumber #16160.
Ground-up multi-residential and commercial plumbing and HVAC rough-in. Design-assist, submittals, BIM coordination where required, and close-out documentation.
24/7 emergency dispatch for existing customers. Burst pipes, boiler failure, gas leaks, and major plumbing failures. Priority response for properties we already service in Granby.
Granby sits in the southern portion of Hampshire County, bounded by Belchertown to the northeast, South Hadley to the west, and Ludlow and Chicopee to the south. The town’s commercial base is modest; most working residents commute out to larger neighboring communities. The Aldrich Lake reservoir sits near the center of town, and Route 202 cuts through as the main north-south corridor.
The housing mix in Granby runs from older farmhouses on rural lots to ranches and colonials built through the 1970s and 1980s, with some newer subdivision development near the South Hadley and Belchertown borders. Virtually all residential properties run on private well and septic systems, not municipal water. That is the single most important fact for plumbing and HVAC work here: equipment selection, water heater sizing, and filtration recommendations all depend on understanding what is coming out of the ground and at what pressure.
Granby is also a town where seasonal freeze risk is real. Homes on rural roads with exposed crawl spaces or long pipe runs from the pressure tank to the house need proper insulation and heat tape consideration. We have seen freeze damage in Hampshire County towns with this profile, and we factor it into our service conversations.

Had a great experience calling Biermann as a first time customer dealing with an ill-timed heating issue in below-zero temperatures. Bill was thorough, quick, respectful and helpful in explaining possible issues. Highly recommend.
“Exceptional service. Smooth and flawless. Technician Kyle was The Best. Thank you!”
“Responsive, prompt, excellent work.”
Yes. The majority of residential properties in Granby run on private well and septic rather than municipal water and sewer. We do not drill or service the wells themselves, but we handle everything on the house side of the pressure tank: supply line work, fixture replacement, water heater installation, gas piping, water filtration systems, and HVAC. If you have questions about water quality given your well source, we can discuss whole-home filter and softener options during the same visit.
Granby has a real mix. There are older farmhouses on larger rural lots, ranches and colonials from the 1970s and 1980s, and some newer subdivision homes built more recently near the Belchertown and South Hadley borders. We work in all of them. Older farmhouses may have original galvanized supply piping that needs replacement. Newer homes are more likely to need water heater swaps or A/C installs as they age into the first major service cycle. We evaluate what is there and give you a straight answer on what needs work.
Our shop is at 2025 Riverdale Street in West Springfield, roughly 25 to 30 minutes from most parts of Granby depending on your road. We are not the closest contractor in town, but we run scheduled service runs through Hampshire County regularly and can typically get you on the calendar within a few business days for non-emergency work. Emergency service is available 24/7 for existing customers.
Yes. Residential A/C installation and heat pump replacement is an active part of our HVAC work, and Granby is fully within our service zone. We install split systems and heat pumps sized to your home after a proper load review. For homes that have forced-air heat but no cooling, a heat pump adds both without a separate cooling system. Ductwork, when required, is handled through our specialty partner network. Call us for a consultation before selecting equipment.
Yes. The Route 202 corridor and the neighborhoods near Dufresne Park are part of the territory we cover in Granby. Route 202 is a natural service road connecting South Hadley, Granby, and Belchertown, and we travel it regularly. When you call to schedule, describe your location and we will confirm the drive time and build it into the appointment window.
Yes. Boiler replacement, boiler-fed domestic hot water systems, furnace service, and heat pump heating all fall within our scope. Hampshire County winters are not forgiving, and a boiler or furnace that has not been serviced in a few years is a risk once the season hits. We service and install equipment from Crown, NTI, HTP, and Lochinvar. If your home is heated with oil and you are considering a gas conversion, we can talk through the piping and equipment side of that project.
Consultations for service planning are free. Formal written estimates for project work carry a $65 fee that applies toward the project if you move forward with us. We do not quote over the phone for anything that requires a site visit. Call (413) 547-2970 or use the contact form and we will get you scheduled.
